DEVELOPMENT AND RESEARCH
OFFICER
JOB SUMMARY:
Reporting to the Property Development Manager, the incumbent will be responsible for conducting property market research and use suitable techniques to support and meet the needs of existing portfolio and new developments within the broader property market; advising on investment opportunities to ensure strategy alignment with future market requirements; and directly supporting the Property Development division in project formulation and management support.
RESPONSIBILITIES/ KEY RESULT AREAS:
Collects, reviews and evaluates market data to produce statistical analysis and report trends Identifies and recommends new acquisitions, developments, re-developments and disinvestments in line with long-term property investment strategy
Undertakes due diligence on target property acquisitions including deeds search and Town planning regulations
Carries out investment analysis using suitable investment appraisal techniques to determine feasibility, viability, pricing and returns
Provides regular statistical and analytical reports as required in support of management
Participates in project teams: develop and employ methods to estimate and predict outcomes
Performs regular occupier sub-market research in order to guide rent review parameters
Champions portfolio performance attribution analysis in order to help optimise portfolio performance
Maintains information resource libraries in accordance with corporate standards
EDUCATIONAL AND PROFESSIONAL REQUIREMENTS:
A Bachelors’ Degree in Real Estate (or Property Studies), Economics or equivalent with a reputable University. Relevant certificates and/or licences.
EXPERIENCE:
2 years relevant experience.
TECHNICAL COMPETENCIES:
Ability to write research and analysis reports on market trends, property information, and comparison studies; requires strong research, numerical, statistical and writing skills: requires knowledge of financial terms and principles; intermediate to advanced skills in MS ExceI, PowerPoint and MS Word: ability to multitask, work in and across teams with minimal supervision; and a working knowledge of the wider built environment industry.
