Frequently Asked Questions

What qualifications or certifications are typically required to become a Property Investment & Sales Advisor in Zimbabwe?

A minimum of a Grade 12 certificate is usually required, though many employers prefer candidates with a diploma or degree in Real Estate, Business, Finance, or Marketing from a ZIMCHE-registered institution. Membership with the Estate Agents Council of Zimbabwe (EACZ) and holding a valid EACZ practising certificate is mandatory to legally advise on property sales and investments in Zimbabwe.

What does a typical day look like for a Property Investment & Sales Advisor working with a major local group like Zimbuild?

Daily tasks include conducting property viewings, preparing valuation reports, liaising with buyers, sellers, and developers, and submitting weekly sales updates to management. Advisors often travel across Harare and nearby growth areas like Chitungwiza or Ruwa, and must maintain accurate records in line with Zimbabwe’s Deeds Registry and EACZ compliance requirements.

How does workplace culture and professional expectations differ for this role in Zimbabwe compared to other countries?

Relationship-building and face-to-face engagement remain central—clients often expect personal introductions, follow-up calls, and respectful communication aligned with local Shona/Ndebele cultural norms. Punctuality, formal dress during client meetings, and adherence to EACZ ethics codes are non-negotiable, and advisors are expected to navigate informal market dynamics while maintaining regulatory compliance.

What realistic career progression paths exist for Property Investment & Sales Advisors in Zimbabwe’s current real estate sector?

With 2–3 years’ proven performance, advisors may advance to Senior Advisor or Team Leader roles, then potentially into brokerage management or developer liaison positions with firms like Zimbuild or local property groups. Some transition into independent practice after obtaining full EACZ licensing and building a client portfolio, while others pursue further certification through the Zimbabwe Institute of Management (ZIM) or international affiliations like RICS.

What benefits—such as leave, medical aid, or pension—are commonly offered to Property Investment & Sales Advisors employed by established Zimbabwean construction and property groups?

Formal employers typically offer 30 days’ annual leave, statutory sick leave, and enrolment in a registered medical aid scheme like NSSA Medical Aid or a private provider. Pension contributions are usually made under the NSSA Pension Scheme, and some larger groups offer performance-based bonuses or housing allowances, though commission structures dominate overall remuneration.

How should I apply for this role in Zimbabwe, and what do employers specifically look for beyond qualifications?

Applications are usually submitted via email or LinkedIn with a ZWD-formatted CV, certified copies of academic and EACZ documents, and a short cover letter highlighting local market knowledge and client engagement experience. Employers prioritise demonstrable sales track record, fluency in local languages, familiarity with Harare’s suburb dynamics, and evidence of integrity—often verified through referee checks with past clients or EACZ colleagues.
